Overview

NJF Projects, as an approved contractor for Oxfordshire County Council, was appointed to deliver a full refurbishment of the 1960s-built Faringdon Fire Station. This high-profile project is part of a wider council initiative to modernise public sector properties, improve energy efficiency, and reduce operational costs.

The station required a complete transformation to meet today’s operational, energy, and safety standards, while ensuring the fire service remained fully operational throughout the works.

Project Scope

Full internal and external refurbishment of the 1960s station

Installation of solar panels

New energy-efficient insulated cladding (70mm board with K Render finish)

Installation of a new power supply (requiring excavation across two car parks and liaison with SEB)

Complete upgrade of lighting systems to reduce energy usage

New gym area, shower rooms, and staff welfare facilities

Full upgrade of software and operational systems

Asbestos removal and safe disposal in line with H&S regulations

Creation of a temporary compliant fire station in a nearby warehouse, ensuring zero disruption to emergency operations

Key Challenges

Managing asbestos removal within strict health & safety guidelines

Digging and installing new mains power supply while coordinating closely with SEB and ensuring minimal site disruption

Maintaining uninterrupted fire service operations by setting up a compliant temporary fire station during the project duration

Ensuring all works were completed within an 8-10 week programme, despite challenging site conditions and scope complexity

Process & Delivery Approach

  1. Tender & Estimation

    • NJF was invited to tender following OCC’s drawing pack submission

    • Our estimating team produced a full breakdown and project scope

  2. Project Planning & Programme of Works

    • Collaborative planning with OCC to agree on start dates, milestones, and key delivery stages

    • Detailed risk assessments and method statements created ahead of work commencement

  3. On-Site Delivery

    • Setup of a temporary fire station to maintain 24/7 emergency cover

    • Safe demolition and asbestos removal

    • Installation of new cladding, solar panels, systems upgrades, and full refurbishment works

    • Coordination with external utilities (SEB) to deliver new power supply across site boundaries

  4. Completion & Handover

    • Successful handover of the fully modernised, energy-efficient station

    • Significantly improved EPC rating and long-term cost savings for OCC
